First to have a quick sale and second to sell for the highest possible price, and even better if both of these scenarios happen. This is especially true if you have already purchased your next home. Here are some low to no cost ways of making that a reality and make your listings stand out from the crowd.

Remove The Clutter
This is probably one of the most dramatic things you can do to your home. Excess items and general clutter in a home will make it feel smaller, more closed in and distracts a buyers attention. You want buyers to focus on your home and not the clutter. This is a good time to do a major sort, donate to charity and even a garage sale. Get rid of anything you no longer want or use. Buy baskets if needed and put stuff away and you will improve the flow of your home.

Curb Appeal
Did your mother always tell you about the importance of first impressions? Well for buyers your first impression for them is when them pull up to your home. This is called curb appeal. Cut the grass and patch any holes in your lawn. Rake the leaves and plant flowers in the front garden. Small amounts of thought-out landscaping will make the outside of your home look as tidy as the inside. Even in the winter you can add fake potted shrubs outside your front to give it some warmth.

Fix The Small Things
Little maintenance issues can add up in a buyers mind as to the general state of the home’s condition. Walk thru your home with a buyer’s mindset. Replace broken electrical cover plates, fill cracks and holes in the walls. Have your carpet shampooed. It will not only look cleaner but your home will smell good too. Replace broken tiles and clean the grout in the kitchen or bathroom. And make sure everything works and replace burnt out light bulbs.

Clean It
You probably already do a general weekly cleaning of your home but now is the time to do a really deep and thorough clean of your entire home. Pull-out the sofas and get behind the fridge. Clean under the elements of your stove. Everyone likes a clean home and buyer will feel better about a home that is clean from top to bottom.

Plants and Flowers
Adding a couple of house plants will give a warmth to your home and have the added benefit of cleaning the air. There are many house plants that are low maintenance or that require low light for the darker areas of your home. Also adding a bouquet of fresh cut flowers will add a splash of colour and life to areas like your dinning room or bedroom.
Getting your home ready for sale takes a little effort but does not have to cost a lot of money and you will be rewarded in the end with either a faster sale or a higher selling price. If all goes well you might even get both.
